FLEX BAIL

The owner signs a rental contract (FLEX BAIL) with Alpine Résidences and has an accountant file for a declaration with the French Tax Authorities. This rental contract and declaration allows the owner to reclaim the TVA on the acquisition of the property, including the TVA on the parking, cave and furniture.

 

The French authorities initially set up the tax regime of the “Para-Hotelier” to encourage tourism. Subject to conformity and regulations, the “Para-Hotelier” arrangement allows buyers of newbuild property to recover the TVA, providing they make available their property for tourist rental.

 

Alpine Residences will rent out the property using our vast network of agents, providing at least three of the services which are obligatory according to the “Para-Hotelier” rental principle and necessary for the TVA reclaim.
